Underhill will be performing a Statistical Reappraisal for the 2026 Grandlist.
A statistical reappraisal is a revaluation of all properties in town but unlike a full reappraisal it does not require on-site property inspections. A data quality study has already been conducted and approved by the State of Vermont.
Why is a statistical reappraisal needed? In Vermont, our tax rate depends greatly on our Common Level of Appraisal (CLA). This is the ratio between what a property is assessed at versus what it sells for. Ideally, we should be at 100%. This year Underhill’s CLA is 84.16% and I am predicting next year would be around 75% if this was not completed. This reappraisal will increase property values to be more inline with fair market value.
These changes will be on your 26-27 tax bill.
